The New Home Construction Process

Before ground is ever broken on your new home, you must be approved for a loan and have a meeting with the builder representative to discuss your upgrade options and design choices. George and Cathy Castleberry are vital during this process as they can provide you with helpful advice that may assist you in selling your home in the future.

While the home building process might vary slightly from one builder to the next, the process is generally the same.

 
Stage One
To reach Stage One, lot preparation must be completed. Your homesite is surveyed, staked, and excavated. Your Builder runs the plumbing lines from the street to your foundation and pours the concrete foundation.
Stage Two
Stage Two is complete when all of the home's interior and exterior walls are set. Your first floor exterior and interior walls are framed, then the second floor is framed. After that, the stairs and roof trusses are added.
 
 
Stage Three
At Stage Three, your framing is complete, wall sheathing is added to enclose your home and house wrap or felt paper is attached over exterior walls to prevent water penetration. Roof sheathing is added over trusses, attic vents are installed, and roofing materials are added. Windows and exterior doors are installed.
Stage Four
To reach Stage Four, the Builder installs your home's heating and cooling systems, plumbing system, and electrical system. Systems are "roughed in," leaving exposed ends of pipes, wiring and ductwork to be finished later. Bathtubs and shower units and other large items are installed. Framing and rough mechanicals are inspected. Insulation is added between the studs in all exterior walls, and between the joists forming the attic. Gaps between framing members and around windows are then sealed to eliminate potential air leaks.
 
 
Stage Five
During Stage five, façade materials - such as brick, stucco or stone are added to the exterior walls. The exterior walls and trim of your home are painted and the interior wall and ceiling textures are applied.
Stage Six
Stage Six is complete when your interior doors are hung and the moldings have been installed. The Builder will also finish the staircase railings and balusters during this stage (if applicable).
 
 
Stage Seven
The home's kitchen and bathroom cabinets are set and its countertops are installed to reach Stage Seven. The Builder has applied the paint to the interior of your home.
Stage Eight
To reach Stage Eight, your home's heating and cooling, plumbing, and electrical systems are finished – including registers, faucets, light fixtures and appliances. The Builder will also install the flooring - including carpeting - in your home. Outside, your yard is graded to slope away from your foundation. Then driveways, walkways and poured concrete porches are added.
 
 
Stage Nine
Throughout the home building process, your Builder continuously performs quality inspections of your home. During Stage Nine, a "punch" list is prepared including any items that need attention, and all repairs are made prior to the Buyer walk-through meeting. After repairs are made, the Project Manager, Warranty Service Representative and Builder will perform a quality inspection on your home. Then the home is cleaned and made ready for the Buyer walk-through meeting.
Stage Ten
YOUR HOME IS COMPLETE! Prior to closing your Builder will introduce your new home to you during the Buyer walk-through meeting. Here, the Builder will explain the mechanicals and demonstrate the operation of appliances. You may ask questions about how your new home operates, as well as make note of any items needing attention (such as paint touch-ups). Within days of this meeting, you will sign closing papers, officially transferring ownership of the home into your name.
